LIVING AREA
The living area boasts an open plan layout with high vaulted ceilings giving a bright spacious area to relax watching T.V. or a DVD. The kitchen area sits off the living area, which of course is fully fitted with a large cooker, microwave, side-by-side fridge with icemaker, waste disposal and dishwasher. A breakfast bar divides the kitchen from the 8-seated dining table but if you're just having a quick snack we have provided bar stools at the breakfast bar for your convenience you choose!

GROUND FLOOR MASTER BEDROOM
Our grand first master is on the ground floor, very suitable for a wheelchair user.

Here you will find a magnificent king size bed (UK super king). This room has 2 bedside cabinets, large dresser with mirror, T.V. Clock radio, and built in closet(which contains a safe for your use). From this bedroom you can slide open the French windows going out into a small private courtyard.

The en-suite bathroom consists of large bath with separate shower with a tiled seat, toilet, basin and large vanity mirror.

The ground floor also has a cloakroom with toilet and wash hand basin.

FIRST FLOOR

SECOND GRAND MASTER BEDROOM
Our second grand master upstairs is furnished again to an exceptionally high standard with upgraded king size bed with luxurious bedding. This room also has 2 bedside lockers, clock radio, grand dresser and TV. A walk in closet provides ample storage space.

The en-suite bathroom consists of bath and shower toilet, basin and vanity mirror.

BEDROOM 3
This 3rd bedroom has a queen size bed, full furniture package,tv and built in closet.

BEDROOM 4 & 5
These bedrooms are kitted for kids with twin beds, TV/DVD and a selection of DVD's for kids. All bedrooms have closets.

BATHROOM
The 3rd shared bathroom on the first floor has bath, toilet & wash basin.

POOL DECK AREA
The south facing pool and spa sits beyond a covered lanai of 21 sq.ft.Perfect for relaxing on the sun loungers if you don't fancy catching the rays of that hot Florida sun!
You can watch the kids in the pool or for safety you can screen off the pool by pulling across the pool screen.
The pool has an upgraded feature of overhead jets keeping you extra cool and the spa is raised above pool level. In the cooler months the pull and spa can be heated (extra charge) landscaped gardens surround the villa and to the side of the villa we have converted the garage to a games room. There is room for parking on the pavior driveway.

The villa is air conditioned throughout and has ceiling fans in main rooms and on the lanai.

Tuscan Hills is located in Davenport, south west of Walt Disney World on the US 27, just one mile from the intersection with the US 192. Interstate 4 can easily be reached and provides direct access Southwest to Tampa (60 minutes) and Northeast to the centre of Orlando and the Airports (Orlando airport 30 minutes, Sanford airport 60 minutes).

You will be within minutes of all the essential amenities including a bank, petrol station, Publix supermarket, Super Wal-Mart, and a variety of shops, diners, bars and restaurants.On site facilities include a Mediterranean Style Club House with gym, tennis courts, children's indoor play area, sand volley ball court, and a palm garden.

Walt Disney World can be reached in just 10 minutes, and the main attractions such as Universal, Seaworld, and International drive with its numerous attractions; can be reached in around 30 minutes. Coming at the end of 2008 a new Irish bar and restaurant will open just 5 minutes from the villa on the US 27 highway, turn right out of Tuscan Hills and you will find Devenneys Irish Pub & Restaurant on your left 2 miles on the highway.

Tuscan Hills is a brand new development near Kissimmee that combines the timeless style and atmosphere of classic Floridian homes with the ease and sophistication of modern American living.
