Villa description
Our executive home superbly styled and located in a prominent position on a quiet avenue within the Kokomo Bay quarter of the Southern Dunes estate. The property is fully furnished with decor and furnishings creating an aire of luxury throughout this beautiful single storey home.

The private secluded pool
A holiday is never complete without the relaxation of a private pool. At Classic Florida Villa the pool looks south over the Southern Dunes golf course with superb conservation views. The large pool deck is fully equipped with 4 sun loungers, 2 sun chairs, and a large 26ft(6m) x 12ft(3.5m) secluded private heated pool.

For those lazy hot Florida days when a little shade is a must there’s the lanai (covered patio area) complete with a patio table and 4 cushioned chairs, a great place to enjoy lunch outdoors, fun in the sun will never be the same.

Living space

Two large open plan living rooms offer sumptuous living at its best with high vaulted ceilings further enhancing the American ideal of space within this luxury home. The large open kitchen is complimented with built in electric cooker, microwave, dishwasher, waste disposal and full fridge/freezer it is fully furnished with solid beech units - utensils, cutlery and crockery are provided.

A large washing machine and dryer are also installed for our guest’s personal use.

Families with young children and babies
To make life a little easier for the youngsters there is a high chair and strollers. For any additional equipment such as cribs etc. contact our message board or use the email link at the head of the page.

Disabled access

The villa is a single storey dwelling built to relevant US buildings regulations at the time of construction, no additions or modifications have been undertaken to alter its character.

The front driveway has a slight incline as shown in the photographs, access through the front door is level with a minimum raised threshold for weather protection, the rear sliding doors are raised by a 3”(80mm) step down to the pool deck.

Being single storey there are no obstructions such as stairs, steps or varying levels, doors are of standard widths e.g. 32”(800mm) approximately.

A walk in shower is located in the master bedroom with 4"(100mm) raised bund to the shower cubicle.

The pool and pool deck have not been adapted in any way and pool depths range from 3ft(900mm) to 5ft(1500mm). For additional information contact our message board or use the email link at the head of the page.

Entertainment package

The entertainment package includes:

· 42" flat screen plasma TV and HD cable TV package with over 100 channels, additional TV’s in master and king bedrooms

· DVD player with assorted movie DVD’s

· 3 disc CD player with numerous audio CD’s

· Selection of quality board games, books and novels

· PC with 10mbps hi-speed broadband internet plus secure WIFI internet connection (wifi on request)

· Telephone with free local and national calls (Note: phone cards are required for international calls)

Sleeping accommodation
The four bedrooms and three bathrooms make this home suitable for occupancies ranging from couples, large families or two families sharing. Note: groups of singles are not catered for.

The bedrooms are as follows;

· The master suite: complete with California king size bed, TV and ensuite facilities complimented with walk in shower and corner bath

· A second master suite: complete with king size bed, TV and ensuite facilities complimented with bath and over bath shower

· Two twin bedrooms: share the 3rd bathroom with over bath shower.

· A pull out sofa/bed: located in the lounge offering additional sleeping provision for two persons

All bedrooms are complete with comforters and bed linen, each has built-in wardrobe storage.

Ensuites and bathrooms are stocked with hand, bath and face towels along with hair dryers.

Games room
The games room is well equipped to keep active minds occupied including a combo 3 games table providing the opportunity to practice and sharpen your skills at pool, table tennis, air hockey also included is table futbal.

For the outdoors enthusiast a full set of golf clubs (pay and play 18 hole golf course) and tennis rackets (tennis courts on site) are provided and free to use. All ball games rely on guests replenishing any lost or damaged balls as they are a consumable item and subject to a use and replace 'as necessary' basis.

Peace of mind
One of the plus points of staying at Southern Dunes is the security provision maintained by the home owners association. Being a secure gated community no road vehicle or person on foot is allowed within the perimeter of the community until they confirm their intentions to the main gate security office. The on duty officers monitor all traffic 24/7 365 days a year and their visible presence on regular patrols around the estate is guaranteed, offering peace of mind for guests.

Community Information

The community of Southern Dunes Golf and Country Club was first established in 1993, it is located approximately 8 miles south of I4 exit 55 on State Route 27. It is a community of approximately 700 homes located around the multi award winning Southern Dunes Golf Course and is approximately 20 minutes drive from Walt Disney World. Southern Dunes is an established and peaceful gated community comprising of a mix of vacation homes and owner occupied homes. There is an active residents association focused on maintaining and improving the community. The roads are pretty quiet so its safe to walk or jog around. As you enter the community there is a lake to the right and trees lining the roads and edging the golf course, all of which give the area a ‘country’ feel.

Southern Dunes is an established, peaceful gated community comprising of a mix of vacation homes and owner occupied homes. Within the community there are 3 swimming pools, which are larger than the private pools attached to villas, so they are useful if you want to swim lengths. There are two tennis courts and small children’s play area with swings and slides. The lake has a small crocodile and I have seen people fishing there. Super markets are close by along with petrol stations and banks. I4 is just minutes away providing quick access to the beaches near Tampa on the West Coast or the Space Coast beaches near Cocoa and Melbourne and direct access to the theme parks. The golf club and course is open to the public and, in addition to the golf course there is a driving range, putting green and shop. To play a round it is advisable to book in advanced as it is a very popular with tourists and locals. The golf course, designed by Steve Smyers, is unusual for Florida in that it is built on a hill and has 100 feet of elevation changes. The course has won multiple awards, for example 4 and a half stars (out of 5) from Golf Digest Places to Play (2002-03), America’s Best Top Daily Fee Courses (Golf & Travel 2001.


Orlando4Villas opinion, Southern Dunes offers much for the family coming on vacation to the Orlando area. The community Southern Dunes is its peacefulness and convenience, and is just outside the main gate of the community are two large supermarkets, Winn-Dixie and Wal-Mart which will have everything you need (Food, Pharmacy, Clothes etc).
