This Florida home is less than 10 minutes drive from Walt Disney World and on the doorstep of all major attractions. Close enough to allow you to nip home for a relaxing break from the parks in the afternoon, lazing by the pool or having a well needed swim!

A great choice for families - cots and highchairs can be provided for younger children at a small extra cost. Play Station 2 is available for older children. There is a television in every room. There are two double bedrooms (one king and one queen) and two twin bedrooms.

There is a laundry room with washing machine and tumble dryer and the kitchen has a fridge/freezer, dishwasher, cooker, microwave and is complete with all utensils. All towels and bed linen are provided.

Situated in a small, select gated community this family owned, luxury villa, immaculately presented for your enjoyment and comfort, Royal Palm Villa really is a dream home away from home.

Villa owners Brian and Carol have visited Walt Disney World over 20 times with their family and have a wealth of information to help you plan and get the most out of your holiday. Everything from links to Disney sites, local information, attractions, eating out, maps, shopping, and those little hints and tips only seasoned visitors know!!!!

`At the rear of the villa there is a beautiful pool with cascading waterfall. You can enjoy all day sunshine due to its south facing position while dining in your own private lanai dining room. The pool is bordered in part by a pine forest and a lovely pond offering greater privacy. Two full size lounge chairs and a table set for six complete your pool deck. At night the millions of stars in the sky reflect across the sky. The pool can be heated if required to 82 deg F during those cooler winter days.
Our favourite view is looking out over the pool at sunrise.

A fully equipped kitchen with a full size fridge/freezer, dishwasher, cooking stove, microwave and a variety of small appliances. All kitchen utensils are provided. This is the ideal place to prepare a variety of meals.
The formal dining area contains a full size oak dining table with room to sit 6 adults. From here there is access to the pool lanai for al fresco dining.

The lounge is bright and airy with door opening onto the pool area. Relax on the two couches (one sofa bed) while watching the large colour cable television including the Disney Channel, Cartoon Network, and much more. There is also a VCR and if you would like to rent a movie Up 2 You Video is only 3 miles from the villa.
The Master Bedroom Suite has a king size bed and a colour television. There is access via large sliding doors to the pool deck. Your very private en-suite bathroom includes an oval shaped tub that is perfect for a relaxing soak after a busy day at the parks. Alternatively there is a very large walk in glass shower.

At night you can slide open the glass doors and retreat to the pool deck for an evening swim while the rest of the family sleeps in the other parts of the house. Particularly romantic for any couple just wanting some peace and privacy

Our Villa is located in Sunset Lakes in Kissimmee, Florida. Sunset Lakes is a private gated community 5 miles west of Walt Disney World. It is situated close to Highway 192, only 30 minutes drive from Orlando International Airport. Local amenities are only 3 to 4 minutes away with supermarkets, shops and a fantastic selection of restaurants.
Sunset Lakes is a perfect location for visiting all of the Orlando theme parks with Disney World less than 10 minutes drive away and Universal Studios and Sea World approximately 20 minutes away.

It is a small estate surrounded by conservation areas and encompassing two picturesque lakes, home to a variety of birds and local wildlife! Have fun spotting the variety of birds, look out for the armadillos, racoons, herons, eagles and families of ducks (no Donald or Daisy though!!)

There are two fishing lakes, paddleboats, a gazebo, a communal pool with cabana and a children's play area. Golf enthusiasts will find themselves within easy reach of many stunning golf courses. Orange Lake Country Club is just minutes away.

Sunset Lakes is a prestigious gated community ideally situated for all Central Florida’s main attractions. It is a small development of detached pool homes surrounding 2 natural lakes, which attract many varieties of fish and wildlife. Relaxing in the peace and tranquility of this fabulous location it is hard to imagine that you are just 4 miles from Disney. Sunset Lakes is an oasis that provides the ideal place to retreat to after a long day at the Parks. Sit around your pool and watch the passing wildlife go by or pop back between parks to freshen up ready for your next adventure

Sunset Lakes is a well-maintained community set around 2 well stocked fishing lakes and conservation areas. The larger lake provides a small fishing pier and cabana, from which to enjoy romantic sunsets and view the Disney Fireworks. There are communal facilities available for all guests, comprising of a large swimming pool with changing facilities and sunloungers plus a play area for the youngsters.The beauty of Sunset Lakes is it's peaceful and rural location, yet so close to all the amenities and attractions. The shops and restaurants of H/W 192 are only minutes away by car or an approx 30-minute walk. Disney World can be reached within 10 minutes and The Universal Parks/Sea World is a 20-minute drive and there are numerous Golf Courses close by for the golf enthusiasts. With the newly opened Champions Gate Course only a short drive away. A little further a field are the beaches – the Atlantic Coast and Kennedy Space Centre are 1 hours drive and the nearest beach resort on the Gulf Coast of Clearwater will take you 1 1/2 hours to drive. Busch Gardens at Tampa is a little nearer and usually takes 1 hour to reach.
