Experience the airiness of open-plan living in our fully air-conditioned villa, sumptuously furnished and very well equipped to cater for your every comfort during your stay and with loads of upgrades to make it the best holiday ever. It has 3 bedrooms/2 full bathrooms and is arranged over a single storey, making it suitable for people with limited access.

The covered portico leads into a tiled entrance lobby which takes you into the:

LOUNGE - spacious, light and airy with italian floor tiling, double recliner corner suite, 42" HDTV with blu-ray player and enhanced cable package, CD hi-fi with a selection of family movies, music, books and boardgames. Ceiling fan and light.

DINING AREA - with full sized beech dining suite with seating for 6. Dine in style while looking out the double patio doors giving excellent views of the fairway and access to the pool deck.

KITCHEN - with range cooker, dishwasher, large fridge freezer with integral icemaker. Ample storage units, double sink, fully equipped and with loads of gadgets. Breakfast nook seating for 2. Ceramic tiled floor.

MASTER BEDROOM WITH ENSUITE BATHROOM - Sleep like a king in this fabulous new king bed with luxury pillow top mattress and 600 thread count Egyptian cotton bedlinen, topped off with a stylish coronet wall dressing. New 9 drawer dresser and mirror gives you ample drawer space and there is also a large walk-in wardrobe. Wall mounted TV+DVD, nightstands and radio alarm clock. New good quality carpeting to all bedrooms & scotchguarded for your peace of mind. ENSUITE BATHROOM with full sized bath and shower with upgraded hardware, new vanity basin & storage unit, WC, integrated mirrored medicine cabinet.

QUEEN BEDROOM - queen sized bed with luxury 450 thread count Egyptian cotton bedlinen, 31" cable TV/DVD/VHS, range of matching bedroom furniture and large built-in wardrobe. New carpeting as master bedroom.

BEACHCOMBER BEDROOM - recently restyled with twin beds, TV/DVD and PS2, bedroom furniture and large built-in wardrobe. New carpeting, as master bedroom.

BATHROOM - with full sized bath, shower, new vanity basin unit and WC and upgraded hardware.

The fully tiled inner lobby provides secure access to the GARAGE which contains the washer, dryer, iron and ironing board. There is also a safe located in the villa for your valuables, which is available free of charge.

Outside is a goodsized private, screened swimming pool with colour change pool lighting and repainted deck area with patio furniture and courtesy hooks for towels, all overlooking the 4th fairway. Pool heating is available, if required, at a cost of £75/$125 per week.

SOUTHERN DUNES GOLF AND COUNTRY CLUB
Southern Dunes is an established and highly regarded Championship Golf course community voted 6th in Florida and in the top 100 modern courses in all America.

Onsite facilities include; 3 communal swimming pools for the serious swimmer. Children's play area, gym, tennis courts and fishing lake. The Country Clubhouse has a top class restaurant and bar, and there is a pro-golf shop too.

A few minutes walk away is a 24-hour Walmart and pharmacy, banks, petrol stations, restaurants and fast food outlets.

The Heart of Florida Hospital (which we hope you won't need to visit!) and a General Medical Centre is close by on Hwy27.

OUT AND ABOUT

The main tourist destination of DisneyWorld is about 15 minutes away. Univesal Studios and Islands of Adventure about 20 minutes. The popular busy and hectic International Drive area with it's numerous restuarants, hotels and tourist attractions is about 20 minutes away. Just close enough to escape back to the peace and quiet of Southern Dunes in the evening.

Further afield on the east coast is Kennedy Space Centre and Cocoa Beach, about an hour away. Slightly further north on the coast you will find Daytona.

Head west for just under an hour and you will come to St Petersburg, where the Dali museum can be found and Clearwater beach for the surf. In the same area you will be abled to take in a Rays baseball game at the Tropicana Stadium in Tampa.

Community Information

The community of Southern Dunes Golf and Country Club was first established in 1993, it is located approximately 8 miles south of I4 exit 55 on State Route 27. It is a community of approximately 700 homes located around the multi award winning Southern Dunes Golf Course and is approximately 20 minutes drive from Walt Disney World. Southern Dunes is an established and peaceful gated community comprising of a mix of vacation homes and owner occupied homes. There is an active residents association focused on maintaining and improving the community. The roads are pretty quiet so its safe to walk or jog around. As you enter the community there is a lake to the right and trees lining the roads and edging the golf course, all of which give the area a ‘country’ feel.

Southern Dunes is an established, peaceful gated community comprising of a mix of vacation homes and owner occupied homes. Within the community there are 3 swimming pools, which are larger than the private pools attached to villas, so they are useful if you want to swim lengths. There are two tennis courts and small children’s play area with swings and slides. The lake has a small crocodile and I have seen people fishing there. Super markets are close by along with petrol stations and banks. I4 is just minutes away providing quick access to the beaches near Tampa on the West Coast or the Space Coast beaches near Cocoa and Melbourne and direct access to the theme parks. The golf club and course is open to the public and, in addition to the golf course there is a driving range, putting green and shop. To play a round it is advisable to book in advanced as it is a very popular with tourists and locals. The golf course, designed by Steve Smyers, is unusual for Florida in that it is built on a hill and has 100 feet of elevation changes. The course has won multiple awards, for example 4 and a half stars (out of 5) from Golf Digest Places to Play (2002-03), America’s Best Top Daily Fee Courses (Golf & Travel 2001.

Orlando4Villas opinion, Southern Dunes offers much for the family coming on vacation to the Orlando area. The community Southern Dunes is its peacefulness and convenience, and is just outside the main gate of the community are two large supermarkets, Winn-Dixie and Wal-Mart which will have everything you need (Food, Pharmacy, Clothes etc).
